Relocation Guide

Moving to Huntsville, Alabama

A locals' guide to relocating to Huntsville, Madison, Redstone Arsenal, and the broader North Alabama region — written for the families and professionals making the move.

Why Huntsville

Huntsville isn't a secret anymore. NASA's Marshall Space Flight Center, Redstone Arsenal, the FBI's expanding campus, and a deep aerospace, defense, and biotech base have made the metro one of the country's fastest-growing for years. Pay scales reflect it.

What makes it stick isn't the jobs, though — it's the cost of living, the schools, the mountain trails inside city limits, and a downtown that's quietly become one of the best small food-and-music scenes in the Southeast.

The neighborhoods, by who they fit

Madison — top-rated schools, newer construction, family-dense, easy commute to Redstone and Cummings Research Park.

Hampton Cove — golf, mountains, larger lots, strong schools, premium for the lifestyle.

Jones Valley — established southeast Huntsville. Strong schools, flat lots, the shortest commute to the Arsenal.

Monte Sano — mountain living ten minutes from downtown. Cooler in summer, trail access out the back door.

Downtown / Five Points / Twickenham — historic, walkable, the city's social heart. Best for professionals and empty-nesters who want to be in the middle of everything.

Harvest and Hazel Green — newer subdivisions or more land for the dollar in exchange for a slightly longer commute.

Owens Cross Roads and Big Cove — rural feel, great schools, large lots, easy Arsenal access via Cecil Ashburn.

Schools and commutes

Madison City Schools and Huntsville City Schools are the two largest systems, with Madison consistently ranking near the top of the state. Several charter and private options round out the picture — we'll match the home search to the school short list.

Commutes are remarkably easy by national standards. From most of Madison or Hampton Cove to Redstone Arsenal is 20–30 minutes door-to-door outside of gate-rush hours. Cummings Research Park is closer still.

Cost of living and lifestyle

Property taxes in Alabama are among the lowest in the country. Combined with no state tax on Social Security and a generally lower cost of living than the national average, your dollar stretches noticeably further here than in most growing metros.

Outside of work, expect easy access to Monte Sano State Park, the Land Trust trail system, the Singing River Trail, the Tennessee River, Lake Guntersville, and a downtown calendar of concerts, art crawls, and food festivals that punches well above the city's size.

For military and federal relocations

Roughly a third of our buyers are coming in on PCS orders or a federal transfer — Redstone Arsenal, the FBI relocation, NASA, or a contractor move. We're set up for it: VA loan-experienced lenders on call, video tours of every home you can't see in person, and short-fuse contract logistics when orders compress the timeline.

Your relocation timeline

Most relocating buyers do best with a 60–90 day runway. We start with a video walk-through of target neighborhoods, dial in the short list together, and schedule an in-person scouting trip when you're ready. From there, offer to closing typically runs 30–45 days.

If you're on a tighter timeline — military orders, a sudden role change — we've done it in two weeks. Tell us the deadline and we'll build the plan backwards from it.

Frequently asked questions

Is Huntsville, AL a good place to live?
Yes — Huntsville is one of the fastest-growing metros in the US, anchored by NASA's Marshall Space Flight Center, Redstone Arsenal, the FBI's expanding campus, and a deep aerospace and defense base. Cost of living is below the national average, schools (especially Madison City) rank well, and outdoor access is unusually strong for a city its size.
What are the best neighborhoods in Huntsville for families relocating?
Madison and Hampton Cove are the two most popular for relocating families, primarily because of school zoning. Jones Valley, Monte Sano, and Big Cove are strong runners-up. Harvest and Hazel Green offer more house and land for the same money in exchange for a longer commute.
How does the cost of living in Huntsville compare?
Roughly 5–10% below the national average overall. Property taxes in Alabama are among the lowest in the country, there's no state tax on Social Security, and median home prices remain well below comparable growing metros.
How long is the commute to Redstone Arsenal?
From most of Madison, Jones Valley, or south Huntsville: 10–20 minutes off-peak. From Hampton Cove or Owens Cross Roads via Cecil Ashburn: 20–30 minutes. From Harvest or Hazel Green: 25–35 minutes.
How much home can I buy in Huntsville?
Median sale prices in the metro currently run around $325K–$400K. $500K typically gets a comfortable family home in a sought-after school zone; $750K+ moves into custom builds, view lots, and the larger established homes in Hampton Cove, Monte Sano, or Jones Valley.
When should I start the relocation process?
Most relocating buyers do best with a 60–90 day runway. Start with a video walk-through of target neighborhoods, narrow the short list together, and plan an in-person scouting trip. Offer to closing typically runs 30–45 days from there.
